Minutes:
Minutes from the September 21 Town Hall Meeting were read by Secretary Eileen Casado. Motion to accept was made, seconded, and approved unanimously.
Roofing Project Homeowner Vote Results:
128 – YES
10 – NO
48 – Did not vote

This meeting was conducted by Attorney Steve Braeten and President Barbara Quinto.
They reviewed the eight (8) legal considerations relating to the roofing/painting/gutter project and the special assessment.
Each legal question was read aloud. A motion to accept was made, seconded, and unanimously approved by the Board.
Project Budget Range:
Estimated project cost will range between:
$2,178,525.06 and
$2,901,714.89,
depending on the number of homeowners who choose to pay upfront vs. electing the loan repayment plan.
Payment Options for Homeowners:
Lump Sum:
Two equal payments due Nov 1 and Dec 1
Loan Repayment Plan:
First payment due Dec 1, followed by monthly payments on the 1st of each month until paid in full
Homeowners who do not select an option will be automatically enrolled in the loan repayment plan.

Treasurer’s Report — Richard:
Financials reviewed; the community is currently $50,000 over budget.
Lakes — Ken:
Lake Doctor has been billing; however, Ken is unsure whether the work is being completed.
Architecture — Ken:
Several homeowners have replaced screen doors and installed hurricane windows. One homeowner installed pavers.
Landscape:
Hedges are being trimmed.
Sprinklers:
No issues reported.
Road Maintenance / Street Signs:
Two homeowners reported street lights out; addresses will be forwarded so they can be reported to FPL.
Alliance — Iris:
Reviewed the October Alliance meeting, which included discussion of the new open-carry law in Florida.
Recreation Board — Iris:
Reviewed upcoming recreation board events.
COPS — Lynn Goldstein:
Reviewed the importance of the COPS program and the need for additional drivers and partners.
Sales / Rentals — Shari:
Seven (7) sales were completed in July, August, and September. There are three (3) full-time rentals, and rental capacity is currently full.
Roofing / Painting Project — Bill:
Reminded homeowners to clear front and rear patios and general areas around their units so painters can work, as these areas will also be painted.
Pool — Norm:
Due to the success of the July 26 pool party, another is being planned for January 2026.
The cost for a new gate will be $2,800. Existing keys will work; an additional coded lock will be installed for vendors.
There is a leak in the men’s pool restroom that is being repaired.
Pool contractors have warned that a major pool repair will be needed in 2–3 years, with an estimated cost of $40,000–$70,000.
The Recreation Board will attempt another vote on repairs to the recreation center, expected end of October.
If the vote does not pass, the Board may increase quarterly dues by $100.
A resolution was made to offer community work to Alberto.
A motion was made to disallow shooting of any firearms within the community. Professional wildlife vendors must be used for iguana removal.
A second motion was made to disallow aerial fireworks; only sparklers and handheld poppers are permitted.
Volunteers are needed for the Beautification Committee.
Gentry has volunteered to power wash pool areas and sidewalks and will offer driveway power washing to homeowners for $80.
Project Contracts:
Motions were made to hire Cherry Roofing and Talbot Painting.
Contracts will be processed through the Association’s attorney.
All motions were made, seconded, and unanimously approved.
