Dear Delray Villas 3 Homeowners,

On behalf of the entire Board of Directors, I’m pleased to inform you that the proposed project has been approved by an overwhelming majority:

  • YES votes: 128
  • NO votes: 10
  • Did not vote: 48

For those who couldn’t attend the meeting or join us via Zoom, here’s a summary of what to expect in the coming weeks and how to prepare for this exciting community improvement.
A recording of the Zoom meeting will be available on our website shortly.

Community Re-Roofing Project

As most of you know, the re-roofing of our community is both a necessary structural and aesthetic improvement to update and protect our homes. This has been a long and carefully planned process of over two years in the making, spanning both the current and previous boards.
It hasn’t been easy, but we’re finally ready to move forward, and that’s something to feel proud of!

We understand that not everyone may agree with every detail, whether it’s the financing, the shingle style, or the color choices and that’s okay. Since this new board began the process back in March, there have been many opportunities to share input and ask questions.

Now that the most difficult part is behind us, let’s focus on supporting each other, keeping things positive, and moving forward together.
With a little patience and kindness, we’ll get through this smoothly and come out even stronger as a community.

Important: Assessment Option Form (Attached)

Please print, sign, and return the attached Assessment Option Form via email, USPS, or by placing it in the pool mailbox no later than 5:00 PM on November 1, 2025.

You must select one of the following payment options:

  • Option 1: Pay in full – Lump sum payment can be paid in Two installments – November 1 and December 1, 2025  OR PAY in Full on November 1, 2025
  • Option 2: Elect to finance

If we do not receive your selection by 5:00 PM on November 1, you will automatically be enrolled in the financing option.

Skylights – Action Required

If you have skylights (rectangular or tubular) and have not yet been contacted by a board member, please reply to this email with the following information:

  • Confirmation that you have skylights
  • The type (rectangular or tubular)
  • The number of skylights

Property Preparation & Inspections

Work is expected to begin around December 1, 2025. Prior to that date, board members will inspect properties to ensure they are ready for the contractors.
To help make the process as smooth as possible, please prepare your home by completing these steps:

  • Move Outdoor Items: Relocate all patio furniture, potted plants, and decorative items at least 4 feet away from walls and surfaces to be painted.
  • Trim Vegetation: Cut back bushes, trees, and plants 1–2 feet from walls, doors, and any painted areas.
  • Remove Décor and Lighting: Take down hanging decorations, wall art, and string lights from exterior surfaces.
  • Clear Patios (Front and Back): Remove all items to allow painter access.
  • Roof Access: Clear any vegetation that touches or overhangs the roof.

We know this is a significant project, and we truly appreciate everyone’s cooperation and support. These small efforts from each homeowner will make a big difference in keeping things on track and ensuring a smooth process for the entire community.
