Dear Homeowners,

Wishing all our Jewish neighbors and friends who celebrate a very Happy, Healthy, and Peaceful New Year. Shanah Tovah!

For those observing Yom Kippur, we wish you an easy and meaningful fast.

And to everyone who does not celebrate these holidays, we wish you a wonderful week ahead!

For those who were unable to attend our September Board meeting, I would like to share a few important items that all homeowners should be aware of:

• Contingency Funds
The remaining contingency funds will not be distributed until January 1, 2027. Please remember that your October 2026 fourth-quarter HOA dues are due in full.

• Board Resignations and Need for Volunteers
Ken Bankler has submitted his letter of resignation, effective November 9, 2026. We sincerely thank Ken for his many years of service and dedication to our community.

The Board has also been notified of another upcoming resignation; however, it is not official until a formal letter of resignation is received.

If you are interested in becoming a Board member, please contact me. The Board needs your help, and we cannot continue to operate successfully without volunteers. We are fortunate to have a wonderful community and some of the lowest HOA fees in the area. We would much rather continue managing our community ourselves than have to turn the management of our HOA over to a management company.

• Roof Loan Payments
The October 1 loan payment will be due soon. Please check your account to make sure you are current. This should be your 11th payment. Remember, payments began on December 1, 2025, so please do not assume you are current without checking your records.

• New Plat 3 Newsletter
Pat Raglin, a new homeowner on Doris Court, has graciously volunteered to publish a Plat 3 newsletter online.

If you would like to have a story published, share a recipe, or submit information about a birthday, anniversary, or other community news, please contact Pat at patraglin@gmail.com.

• Mailboxes
The Board voted to have black mailboxes for the community, with each homeowner required to replace their existing mailbox within one year. Discussed house numbers. Will discuss at October meeting.

There was also discussion about whether the HOA should purchase and install new mailboxes for all homeowners and then bill each homeowner, with payment due within one year. Further discussion and a decision on this matter have been tabled until the October Board meeting.

• Propane Safety
Please be reminded that using a propane grill on your patio is strictly prohibited. Please see the attached information regarding propane safety and the HOA rules.

• 2027 Budget
The Board had a brief discussion regarding the 2027 budget. Some of our largest expenses include FPL, water, insurance, pool services, landscaping, pest control, accounting, legal fees, Recreation Center services, cable, and internet. Many of these expenses continue to increase.

The Board will need to closely review our expenses and tighten spending wherever possible. However, given the continued increases in operating costs, an increase in the quarterly HOA fee will likely be necessary.

• Volunteers Needed
And once again, if you are interested in volunteering for the Garden Committee, Fine Committee, or Board of Directors, please let any Board member know. Your involvement is greatly appreciated and helps us keep our community running without the added expense of a management company.

 Landscaping:  Our next lawn cut is Thursday Sept. 17.    Shrub trim on Fri. Sept.18 & Sat. Sept.19.   Wet check on Tues. Sept.22.

Our next schedule treatment for fertilization turf and shrub  with spot treatment, perimeters spray, and bait station monitoring due Wednesday Sept 23^rd .

The special project is now complete. If you have any issues that need to be addressed, please contact Cherry Roofing directly, as any repairs at this point would be handled as warranty work.
