Presidents Letter – April 2022

Dear Homeowner:

Several items were discussed at the March meeting.

We are continuing negotiations with the company that is interested in purchasing the three lots at the end of Edna Way. The sale of the three lots is contingent on the buyer obtaining the fourth lot and will have to put a deadline on the contingency.

We had hoped to have a list of items to consider for new amendment, but that has been delayed until the April meeting.

Very few complaints have been reported to me about problems with Breezeline formally Atlantic Broadband, if you are having any problems with Breezeline please let me know.

The women’s toilet at the pool will be replaced. Consideration of a non-landscape approach around the pool was determined to be more costly than replacing hedges. The survey to determine what bushes need replacement in the whole development has been delayed until April.
The sprinklers around the pool have been repaired.

I presented estimates for the replacement of the roofs in our development. The lowest estimate came in at $10,400 per home which would result in a quarterly payment of approximately $330 per quarter for 7 years. The concern by the board was the financial risk if homeowners could not make the payments since it would be a bank loan by the HOA not the homeowner.

In addition, a homeowner that has roofing and contracting experience presented his view on the condition of our roofs.  He believes that most of the roofs are in good shape and have good five to ten more years of life before needing to be replaced.  He further believes that the leaks that have occurred are specific to certain buildings that were not properly constructed.  His opinion was that we should just continue to have the homeowners pay for any leaks that occur.

The motion to consider roof replacement was tabled.

A concern that was discussed was the fact that insurance companies are requiring roofs to be less than 10 years old to write policies, our roofs are 15 years old.

Please remember to provide the board with copies of any roof work.
