June 13, 2022

The May Board of Directors Meeting of Delray Villas Plat 3 was held the above date at the Recreation Center Viking Room. The meeting was called to order at 7:00 PM by President Alan Schnelwar with a salute to the flag followed by a moment of silence and private prayer of choice….

Roll Call: Present: President Alan Schnelwar, Vice President Paula Beberman, Secretary Robert Albertson, Directors Kenneth Bankler, Maureen Gilman, Barbara Quinto, Barry Schwarz and Ron Smilowitz
Excused: Treasurer Richard Chrzan

At this time, President Schnelwar introduced via conference call our Legal Counsel and changes to the proposed by laws were discussed and added. The conference call ended and President Schnelwar resumed the regular meeting.

Reading of Minutes: The minutes of the May 9, 2022 meeting were read and accepted as read on a motion by President Alan Schnelwar second by Vice President Paula Beberman.

REPORTS OF OFFICERS AND COMMITTEES
Treasurers Report: The Treasurer’s Report was read by the Secretary as follows: Balances as of May 31, 2022

PRESIDENTS REPORT: President Schnelwar reported that there was only one cable problem which involved the replacement of a TiVo Box.

MAINTENANCE & INTERVIEWS: Vice President Beberman reported that there is one outstanding payment for last quarter. We are starting to receive maintenance payments for the 3rd quarter. There was one interview for a rental on Doris Ct.

POOL: Director Ron Smilowitz reported that there will be a rate increase in the cost of pool maintenance. The increase is $45.00 per month. There is one broken umbrella at the pool. The cost to replace the umbrella is about #100.00. There was an incident at the pool involving a non-resident using the facilities.
The problem has been resolved. Working on getting estimates for repair of one light at the pool.

LAKES: Director Ken Bankler reported that he still has not received a report from the Lake Doctor. There is some dead grass at the overflow weir at the Via Flora Lake. Can the lake doctor address this issue or possibly Norgen Landscape?

ARCHECTURE: Director Ken Bankler had no new requests.

GRIEVANCE: Director Barry Schwartz reported that 54 out of 64 issues have now been addressed. Trash is fine. Currently there are 3 Outside Lights that are not on. One light has been out for a long time.

PEST CONTROL: Vice President Beberman reported that there have been reports of ants. If you have ants inside your home, please contact Hulett. They are here every Tuesday.

LANDSCAPE: Landscape Chairman Bob Albertson reported all turf cutting was completed this past Friday and Saturday. Trimming of hedges will begin this Tuesday or Wednesday starting with hedges along Connie Blvd. We had 10 inches of rain on June 3rd and June 4th. This severely softened the ground and delayed in our turf cutting. Another weed application needs to be applied as most of the application was washed away with the heavy rains. Estimates were obtained for Board requested removal and installation of new hedges at the mechanical end of our pool.

SPRINKLERS: Director Barbara Quinto reported that 3 issues were repaired on Lucy Drive. One issue repaired on Candy Way.

NEWSLETER: Director Maureen Gilman reported that there will be no newsletter for June, July and August. Newsletter will resume in September.

ROADS: Director Maureen Gilman reported no issues.

ALLIANCE: No Report.

RECEATION ASSOCIATION: Delegate Linda Marmor reported that anyone wishing to have their name and contact number in the directory will need to sign an approval form.

UNFINISHED BUSINESS: Director Maureen Gilman indicated that she originally has wanted to also remove the ficus hedges that face the lake on the north side of our pool. She is asking that those hedges remain. The board was in full agreement.

New proposal to replace the hedges at the pool that surround the mechanical equipment. After discussion as to use 7 gallon or 15 gallon podocarpus plants. There was a motion by President Schnelwar second by Director Gilman that we use 7 gallon plants at a cost not to exceed $2,800.00. All board members voted in favor the motion was unanimously adopted.

NEW BUSINESS: There was no New Business

GOOD AND WELFARE: President Schnelwar reminded everyone that there will not be any Plat 3 meetings in July or August 2022.
With no further business to conduct, the meeting was adjourned at 8:28 PM. The next Meeting will be a Plat 3 Board Meeting and will be Monday, Sept. 12, 2022 at 7 PM in the Viking Room.

Attendance: 8 Board Members. 11 Residents.

The next Recreation Association Meeting will be May 18, 2022 at 7 PM. in the Viking Room. That meeting will be limited to 50 people including the Recreation Assoc. Board. That meeting will also be broadcast using the ZOOM application.
