Letter to Homeowners

Dear Residents,

I hope all residents are enjoying the summer.  Stay hydrated!

This abbreviated letter to homeowners for July is just a summary of emails sent this month.

Alligator safety:

  • Always keep your pets on a leash when walking them.
  • Stay alert, especially near lakes, canals, drainage areas, and storm drains.
  • Please be aware that our lakes are home to ducks as well as alligators. If you notice that ducks are suddenly absent from an area where they are normally seen, use extra caution, as an alligator may be nearby. If you see an alligator, do not approach it. Turn around and walk away from the area.
  • If you observe an alligator within the community, please report the sighting by emailing info@delrayvillas3.com with the location and, if possible, a photo.

 

 

Below are a few important community updates and reminders. While many of these items are familiar to our residents, it is necessary to remind everyone as we have recently experienced several compliance issues.

  • Special Assessment Project: The final payment for our roofing, gutter, and painting project will be issued this week. We expect to receive all warranties and project documentation shortly and will distribute them to homeowners within the next few weeks. For homeowners making monthly special assessment payments,

                                  Payment #8 is now due.

  • Gutter Overflow: The Board is actively working with a vendor to evaluate possible solutions for homeowners who continue to experience gutter overflow caused by leaves and debris.
  • If you have received a violation notice, please ensure that the required correction is completed by the compliance date indicated in your notice.
  • Duck Feeding: Feeding ducks is strictly prohibited within Delray Villas 3. Homeowners observed feeding ducks may be subject to enforcement action and fines. Remove all bird feeders
  • Fruit trees are not allowed in the front area of any homes
  • Pet Waste: All dog owners are responsible for immediately cleaning up after their pets. Failure to do so may result in enforcement action and fines. All pets must be registered with the HOA. 
  • The Recreation Center Pool is closed.  Please welcome Plat 4/5 when you are using our pool.
  • Board Meetings: There will be no Board meetings during July or August. Regular meetings will resume in September.

As many of you know, the Recreation Center pool is currently closed for renovations. During this time, we have agreed to allow residents of DRV Plat 4/5 to use the Plat 3 pool.

To help ensure the pool area remains safe, clean, and enjoyable for everyone, we have asked both Plat 3 and Plat 4/5 residents to follow these guidelines:

Parking: There are only four parking spaces available. If you are meeting friends at the pool, please park one vehicle behind the other whenever possible. We need to make room for everyone!

Umbrellas: Please close all umbrellas before leaving the pool area.

Pool Furniture: Please return all chairs and lounge chairs to an orderly arrangement before you leave.

Children: All children under the age of 17 must be accompanied, directly supervised, and attended by a responsible adult at all times. Please also ensure that children respect the shared pool equipment, including pool noodles, balls, basketball hoops, and other recreational items.

Swim Diapers: Infants and toddlers who are not fully toilet trained must wear swim diapers at all times while using the pool.

Smoking & Vaping: Smoking and vaping are not permitted anywhere within the pool area.

Lap Swimmers: Please be courteous and mindful of residents using the pool for lap swimming or exercise.

Duck Deterrents: Our pool contains inflatable alligators, sonar devices, and George the Alligator Head to help deter geese and other wildlife. These items are not toys and play an important role in keeping the pool area clean. Please do not remove or relocate them.

Thank you for your cooperation and consideration. By following these simple guidelines, we can all help keep our pool a safe, clean, and welcoming place for everyone throughout the summer.
