Letter to Homeowners

Dear Homeowners,

The Board is pleased to announce that the Special Project has officially begun, and the first building’s roof has been completed. Painting is expected to begin next week.

Important Parking Notice:
If your unit is scheduled for work, please move your vehicles by 7:30 a.m. If you tend to sleep late, move your car the night before. Vehicles may be parked in a neighbor’s driveway with permission, or down the street away from the work area. Please note that you may be unable to leave if heavy equipment is blocking the street. Parking is allowed on Connie, on the south side of the street facing east. Flags have been placed to help guide parking and prevent damage to the sprinklers. o not park on streets where roofing work is in progress.

January Board Meeting Recap

The January Board meeting was held on Monday, January 12, with 21 residents attending in person and 20 attending via Zoom.

  • Rich presented the Treasurer’s Report, which will be updated on the website. Barb explained that $500,000 from the Special Assessment funds was recently moved into an interest-bearing account.
  • The pool heating system is now operational and the pool is a warm 88 degrees. The new gate with coded entry has been installed.
  • Ken reported that lake levels are low. Two homes were approved for new impact windows and doors.
  • Bill raised concerns that recycling bins may no longer be necessary, as materials are not actually being recycled.
  • The streetlight at Wanda/Via Flora remains out. FPL has been contacted twice but has been unable to locate the pole.

        Bill will check for the pole’s ID number.

  • Iris reviewed the Alliance meeting and shared that Tai Chi classes for walking and balance may be available. The Fire Department may also offer a CPR class.
  • An announcement was made to advise Iris is now the Vice President of the Recreation Board. Valerie Maulen has been appointed as the new third representative. Iris explained that all vendors have been selected, and work will begin once the attorneys sign off on the contracts. A link is provided below outlining issues between Plat 1 and the Recreation Board, as well as the approved vendors.
  • Shari reported one home sale in December and two expected in January. She proposed raising the minimum credit score requirement to 700 for new owners and renters; the motion was approved.
  • Barb shared that construction of the new units on Edna is scheduled to begin in 2026, after completion of the roofing and painting project. A separate email will be sent to anyone interested in purchasing.
  • Barb is working with Danny on a proposal to plant perennials around the entrance palms at a cost of $5,600. This will be discussed further before moving forward.
  • The Board discussed potentially changing the landscaping and pest control companies. A motion was made to schedule meetings with both companies and the Board.

 

The Board is looking for anyone interested in helping with a NEWSLETTER (we are the only Plat that does not have one).

Meeting Minutes

01-12-2026


Meeting was called to order by PR Barb Quinto. Salute the flag and a moment of silence

Reading of 12-8-25 minutes were read by Secty Eileen Casado and accepted

TR Rich Chrzan gave treasurers report. Operating fund $55,634, reserve fund $160,545 and special assessment fund $912,088. Barb reported that $500k was recently moved to an interest bearing acct.

Norm reported the pool heaters have been turned on. A new gate was installed with a coded entry.

Ken reported the lakes are low. Two new homes had impact windows and doors installed.

Bill brought up that recycle bins may not be needed since in actuality nothing is recycled.

The street light on Wanda is still out. It has been reported to FPL twice. They cannot find the pole. Bill will check for the ID number on the pole.

Iris reviewed the Alliance meeting. Classes available in Tai Chi for walking and balance. Also the fire dept may offer CPR classes.

Iris is now VP of the rec board. Valerie Maulen is now our third rep on the rec board. Iris explained that the repairs needed at the rec center will begin soon. The vendors have been chosen. Just waiting for the attys to approve the contracts.

The roof project has begun. One building on Candy is completed. Two more on Candy and 3 buildings on Lucy will be started in the next few days depending on weather. Reminder that your cars must be moved by 730 AM and can be parked across from your villa, if possible. There is also parking available on Connie facing east on the southside of the road. Flags are in place to guide you.

VP Shari reported we had 1 sale in December and 2 more are pending in Jan. Shari suggested raising the credit score for new owners and renters to 700. Motion was made and accepted.

Barb shared that the new units being built on Edna will begin construction in 2026 after the roof project is complete. Proposed selling price is $325k for inner units and $350k for end units.

Barb is working with Danny on planting perennials around the palm trees at the Connie entrance. Cost is $5600.

There was a discussion of replacing our landscape company. Barb has done some research and has a landscape company and a pest control company with good references. It was decided that before hiring them, the board will have meetings with each company.

Meeting adjourned at 8:30. Twenty one homeowners attended and twenty on zoom.
