Pest Control Notice

Effective February 17 you must call or email Nick Felicione Pest Control for pest control services.

Huelett is no longer our Pest control company.

Nick Felicione Pest Control is scheduled every Tuesday from 1:00–3:00pm for service. Please call or email to schedule an appointment for Tuesdays. Should you need immediate service, an additional fee will be given depending on the nature of the problem.

Meeting Minutes

DELRAY VILLAS 3 MEETING MINUTES 2-9-26

Meeting was called to order by President Barb Quinto. Salute to the flag and a moment of silence.

Roll Call
Directors present: Barb Quinto, Rich Chrzan, Alberto Enrique, Ken Bankler, Iris Schnell, Hector Ortiz, Shari Davis

Ill: Bill Graff and Eileen Casado

Shari read the meeting minutes from 1-12-26 and they were accepted.

Shari noted there was 1 sale in Jan and no new rentals.

Rich Chrzan read the treasurers’ report. $117,157 in operating fund, 664,075 in reserves and 325,626 in special assessment fund. Barb noted that our total assets were 1,117,627.

Barb read our financial P&L. A resident asked how many homeowners are delinquent on dues. Barb advised that 2 are late and on 1 resident we are putting a lien and beginning foreclosure proceedings. No homeowners are delinquent on the roof project.

Shari noted that the heaters are now on at the pool. It’s a nice 87 degrees. Come join us.

Ken reported 1 resident has gotten hurricane shutters. The lake doctor has added healthy bacteria to the lakes.

Barb noted that inspections will now be done twice a year. The next inspection will be done after the roof and paint project is completed. Some residents may be asked to paint their front screen patios. Residents with clam shell shutters are asked to please straighten them.

A new landscape company has been hired-Major League. They will start as of 3-1-26.

Iris reported on the Alliance. There are several new projects, a new police building, a water treatment plant, and an upgrade to local parks.

On 3-31 from 10-11 an RN will present a class—Emergency from A to Z.

On 4-14 Tai Chi part 2. Free class for 3 months.

In May CPR hands only. Class may be modified to allow many seniors cannot kneel down on the floor.

Barb reported that we have a new pest control company as of 2-16-26. They will do in home as well as weed control with a focus on bringing the Ficus hedges back.

Lynn advised that COPS has 5 new recruits but still needs more.

Barb gave an update on the roof project. Only 7 more buildings after today need to be roofed. Painting continues on buildings that are roofed. The gutters have started to be installed on Candy.

Shari is now compiling a list of damages. Please take a picture of the issue, send Shari an email. Include your address, name and phn number. All will be reviewed at the end of the project.

Roofers will pressure clean all driveways at the end of the project.

For now, all doors are being painted Charcoal Gray. After the conclusion of the project, the Board will decide if other colors will be allowed.

Barb encouraged all to get their dryer vents cleaned.

The Board is discussing new mailboxes for all. We will allow up to 1 year for homeowners to change to the new style.

Rec Board Assessment—They have collected 900k from 853 homes. 273 have not paid anything. Total due will be over 3.172 million.
