Committee Reports

Shari – Interviews, Sales & Rentals
No sales this past month, though a few are expected in December.

Rich – Treasury Report

  • Operating: $66,213.30
  • Reserve: $157,401.69
  • Income: $4,718.45
  • Expenses: $44,698.22

The report will be updated to reflect the consolidation of the regular operating account and the special assessment account.
November shows a loss of $5,123.00; Year to Date: -$57,048.00. Corrected reports will be posted on our website.

Eileen – Roads, Lights & Cable
One light out on Via Flora was discussed.

Norm – Pool
Pool is heated to 87°. Norgen will be planting new perennial plants in the pool area.
Please turn off the water after using the outside shower.
If you notice any issues in the pool bathrooms, report them immediately.

Ken – Architecture
Several homeowners submitted requests for new bronze-colored hurricane front doors and windows. All were approved.

Bill/Alberto – Grievance & Inspections
Homeowners are reminded to remove house numbers, cameras, and flagpole holders from fascia areas and to continue cleanup related to the roof/painting project. Norgen is assisting with cleanup.

Barb – Landscaping & Sprinklers
Ongoing sprinkler issues continue to be reported to Norgen.

Norgen will be planting new perennial plants at the entrance between the palm trees.

Iris – Alliance
Reminder: A new Florida law prohibits license plate frames that block any information. Violations may result in fines up to $500.
Upcoming events:

  • Bingo Night – First Saturday of every month

Please note: Once a driveway is painted, it must be maintained with continued repainting.
Unpainted natural concrete does not require painting.

A discussion was held on the need to increase HOA dues to $750. The motion passed unanimously.

The Budget will include:

This will begin after the current project is completed.

Address numbers on mailboxes should be 3 inches in height and be on both sides.

Real Estate Signs
Allowed only for open houses and must be removed at the end of the day.

Fine Committee
Homeowners who do not comply with inspection reports will enter the fine process.

Good & Welfare

A homeowner shared an article on energy efficiency. Homeowners who completed or will complete energy audits or energy-saving improvements by year-end may be eligible for a nonrefundable tax credit of up to $3,200.00.

Approval of Minutes

Minutes for 11-10-25 HOA meeting and 12-1-25 special meeting were read by secty Eileen Casado and adopted.


Treasurer’s Report

The Treasurer’s report was read by Rich Chrzan.

  • Operating funds $66,213.

  • Reserve funds $157,401

  • special assessment fund $742,283.

President Barbara Quinto briefly reviewed the P&L and budget as well as maintenance payments.


Maintenance / Grounds

Norm reminded owners to please turn off outdoor shower water when done.
Danny will be planting new flowers in the pool area.

Ken reported the lakes have been treated for weeds.

Ken also reported that 3 homes have installed new impact hurricane windows/doors.

Bill reported that 70 homes were written up for work needed to be done for the roof/painting project. Bill has seen many homeowners doing the work and he and Alberto will be inspecting again in a few days to make sure we are ready when the project begins. Bill also reminded us to remove our house numbers from the fascia and anything like a flagpole holder.


Pest Control

PR Barb reported that Hulett pest control is raising their price $5 for 2026 and we are retaining their service.


Landscape / Sprinklers

Under lanscape, Danny is working on cleanup so we are ready for the roof/paint project.

Under sprinklers, Barb noted there are 2 on Wanda and Candy and 4 on Lucy not working. Also, it was noted to please not drive or park on lawns.


Streetlights

Under streetlights, Eileen reported that one on Lucy and Wanda were both reported. The one on Lucy has been fixed, but FPL may not be able to find the one on Wanda since it is in a backyard. Will report it again.


Alliance / Recreation Board

Iris updated us on the Alliance. New law in Florida requires all info on the license plate must be visible, or you can be fined up to $500.

Iris also reported on the rec board. The Saturday Bingo has been successful and the New Years Eve party is being planned.
Since the rec board assessment passed, homeowners have the option of paying in:

  • 1 payment of $2817 due 1-15-26

  • 2 payments. Half due 1-15-26 and balance 4-15-26

  • or 12-month option

PR Barb said they are working on a special consideration for Platt 3 due to the roof assessment.


COPS Program

Lynn explained the importance of the COPS program and the need for volunteers.


Board Elections / Appointments

Shari Davis, Bill Graff and Ken Bankler agreed to remain as directors on the board and the motion was accepted unanimously. They will commence 3 year terms ending in 2028.

Iris Schnell agreed to remain on the rec board and was unanimously accepted. Joann Alberson has agreed to remain on the rec board till the end of her term. Iris also mentioned the need for 1 more party on the rec board.

Hector Ortiz volunteered to become a board member and was unanimously elected. He will fill the term of Bob Alberson expiring in 2027. Hector will be working on sprinklers and some landscaping.


Driveway Paint

A paint color was chosen for driveways—Gray Horizon from Sherwin Williams for those who choose to paint their driveways. A reminder that once painted driveways cannot be power washed and the paint does peel off easily.


Block Captains

Ricki Stanley and Mary Fisher are the new block captains on Doris Ct.


Community Reminders

VP Shari Davis reminds us all to please not speed on our streets as many people walk their dogs. Please be respectful. Also the garbage cans on Via Flora at the frat house are now gone thanks to efforts of Bill Graff.

A homeowner brought up that dryer vents need to be cleaned once/year. Companies generally charge $150.


Budget / HOA Dues

A general discussion of the budget and the P&L occurred. PR Barb advised that we are $57k in the red and in 2025 capital contributions which should have gone to reserves went to operating funds because we needed them. In 2026, capital contributions will go to reserve fund.

Because of increases on many things, we need to increase the HOA quarterly dues to $750. The golf cart building needs a new door; the hedges on Atlantic Av are dead, and types of hedges are being discussed to replace them. The motion passed unanimously.

There was a discussion of coupon books for the quarterly HOA dues. Coupon books would cost $950. It was decided that an email to all homeowners with all 4 payments would be sufficient. Homeowners need to fill out themselves.
