The roofing and painting project is scheduled to begin in early December. To help everyone prepare, we’ve put together a checklist of tasks that should be completed beforehand. This will ensure the painters and roofers can work efficiently and deliver the best possible results.
It should take approximately 2–3 days from start to finish for each building to be painted.
The wall around the sliding glass doors in the front and back is considered an outside wall of the structure and will need to be painted.
You will need to empty both patios, as the painters will be using a paint sprayer.
If an enclosure has been added to the back, the painter will only paint the back wall. The painter will not paint any part of the enclosure itself.
If you have patio or outdoor furniture, you will need to relocate these items at least 6 ft. away from the surface to be painted.
Front patio:
The outside wall, ceiling, and shared wall will all be painted.
The front patio must be empty and the walls bare.
This means no decorative lighting, hanging decorations, or wall art on any surface that will be painted.
If you leave small hooks or hangers, they will be painted along with the wall, so you don’t need to remove them as long as you are okay with them being painted.
Accordion hurricane shutters (sliding glass doors):
Must be closed so they can be painted.
Then must be opened so the painters can paint the window edge inside the shutter.
All shutters must be operational. If they do not open and close, you will need to get them repaired before painting starts.
Accordion shutters on the rest of the building:
Must also be fully operational to allow the painters to follow the same process.
Clam Shell Awnings:
These will be pressure cleaned and painted, both the top and underside.
They must be operational as well. If you cannot adjust them up and down, they must be repaired before painting begins.
Any holiday decorations on or around patios or building surfaces must be removed before work begins.
The front doors, door edges, and door frames are scheduled to be painted.
The painter will need access, and the doors must be left open for at least 6 hours after the final coat is applied to allow for drying and ventilation.
Someone with a key must be home during this entire process.
Anything attached to the roof, fascia, walls, or any part of the building must be removed before construction begins. This includes:
Tree branches
Cameras
Lights
Garden hoses
Satellite dishes
If your address numbers are mounted on the fascia, they will need to be removed before the project begins and reinstalled once work is complete.
The Board will provide guidance in a future email on the style of house numbers to ensure a consistent community appearance.
Landscaping against stucco walls must be trimmed to at least 2 ft. away from the walls.
Landscaping must be trimmed down to window height.
Potted plants and decorative items should be placed at least 4 ft. away from the walls.
The Board recently completed an inspection of the entire development. As a result, each homeowner will receive a notice outlining any issues—big or small—that need to be addressed no later than November 15th.
Construction is expected to begin around December 1st, but we cannot wait until the last minute to address necessary corrections.
We’ve also noticed several trees resting on roofs, which must be addressed as soon as possible. Some homeowners have large trees that will need to be removed by a professional, including stump grinding.

The association remains at a $57,000 loss for 2025.
Due to persistence, a $14,000 delinquent HOA dues payment was collected.
Pool heaters are on and set to 87°.
A new pool gate will be installed within 30 days.
New gate cost found at $1,686 (previously approved price was $2,800).
Barb suggested using the savings to repair the shed/office foundation.

Lake Doctor has not yet submitted a bill.
One homeowner is experiencing issues related to hurricane windows and the roofing project.
70 homeowners were notified to complete landscape cleanup for the roofing/painting project.
Many homeowners have complied.
A second inspection will take place on November 17 to identify remaining issues.
Barb requested Danny lower hedges prior to the project.
Danny is also addressing sprinkler issues.
Palm Beach County Sheriff reported drug-related deaths decreased from:

223 in 2025
Decrease attributed largely to increased NARCAN availability.
Recreation board assessment passed.

If access is not granted within 14 days, fines will apply:
$100 on the first day
$25 per day thereafter until access is provided
Homeowners with glass-enclosed patios must allow access if windows are visible (not blacked out).
Next month’s meeting will include voting for three (3) board members.

Review of 2025 revealed HOA dues should have been $750, but were not increased.
This contributed to the current $57,000 deficit.
Due to rising costs, HOA dues will likely need to increase to $750 in 2026.
Vote on the 2026 budget will take place next month.
