The following items were discussed and or approved at the November board meeting:
The issue of our lollipop light bulbs was discussed. The board was shown a 4000k vs 3000k for comparison. The board approved that any new replacements must be 3000k and each homeowner can decide if they want to change their current bulb to 3000. This item was on the agenda because a homeowner found an article from the AMA, the article stated that 4000k was harmful.
The board approved replacement fixtures, if homeowner desires to replace the globe, for the lollipops, they are available at Home Depot.
Please submit Architectural Form when replacing.
I presented the issue of roofing for a middle unit in a triplex. This homeowner has an estimate for roof repair of $3,500. I requested the board to invoke our roofing amendment that requires if a roof needs to be replaced the remaining units in the building must agree to pay for their portion of the replacement. The estimated roof replacement for this building was $38,225.00, or $12,741 per homeowner. Some members of the board were questioning the approval of the amendment and what was required. This matter was tabled until the December meeting.
